The configuration of the proposed scheme was established initially by the zoning policies set out in the Cornamaddy Action Area plan, which included a new road objective and Neighbourhood quarter.

 

The proposed scheme was evolved further making the best use of the site, creating a dynamic, interesting sense of place which relates to its surroundings. Housing clusters are arranged to provide high levels of permeability through the development that extend and link to the wider area.

The public realm is designed to ensure accessibility on equal terms for people of a range of ages and physical mobility with site gradients providing accessibility across the site. The accommodation mix caters for singles, couples, families and retirees. A range of retail and community facilities are located within a short distance of the development.

The units proposed in the 3 phases are similar in appearance although in each phase different materials are used, this helps unify the overall appearance of the development while creating distinct character areas. The site layout allows for natural surveillance of public open space areas, play areas and pedestrian and cycle routes. Duplex buildings at key location provide marker buildings and enhance the strong building edge proposed along the primary routes. Units fronting onto open space are dual aspect so as to provide passive surveillance. The application of local materials and regional detailing are essential to rooting the development within the local vernacular.
