A cluster of 19 new homes was proposed on this unique site located within the historic central core of Ballyboughal village. The site is located mainly behind the existing frontage to the main street, which comprises of a two-storey dwelling (former RUC police barracks) and its associated agricultural buildings, and an RC church built in 1836. The site is bounded to the south by the Ballyboughal River and groups of existing trees, and to the north and west by existing mature trees and hedgerow.

The southern portion of the site is set as an agricultural meadow located in a flood plain, which is to be retained and become a rich new biodiversity village green, enhance by the Ballyboughal river that flows along the southern boundary.

The composition of the site layout focuses on the surroundings, which facilitated the creation of a central courtyard area of open space that provides a destination and focal point within the scheme that is crossed by the main pedestrian routes. A new pedestrian street is provided to the northeast corner which links the scheme to the main street, creating interesting views into and out of the proposed scheme.
