Glenveagh Homes commissioned a design team consisting of Doran Cray Architects and Proctor Matthews Architects a multi award winning UK based practice, to design a new innovative high density community approach to the residentially zoned lands at Ballymastone.

The aim was to design affordable bespoke homes that comply with the development standards of the local authority while achieving a density that could not be achieved with traditional housing typologies, also to create a residential development that promotes a community where the pedestrian takes priority over the vehicle.

 

Proctor Matthews Architects designed the new house typologies based on the traditional Irish vernacular architecture of the cottage in a “Clachan” arrangement dating back to the 1600s yet developed out to the standards, requirements and needs of the 21st century.

This approach is both truly innovative and traditional, a combination that co-exists in an arrangement that satisfies modern methods of construction and sustainable planning objectives.

 

In this proposal Doran Cray Architects take this approach and apply it to the lands at Ballymastone, designing a high quality and innovative alternative masterplan.

 

The design concept of the masterplan is one of an organic nature, based on the existing hedgerows which define the field pattern across the site.

Each neighbourhood has its own sense of place, contains at least one distinctive central park that incorporates archaeological features and has an imaginatively designed playground.

 

The overall masterplan offers a wide range of building types with distinguishing features from the new innovative own door dwelling typologies of superior design to the high quality designed duplex and apartment units that are strategically placed to create a strong urban edge and to avail of the sea views to the East, North and South.

 

Creating a community that is integrated into its surroundings, contributes to the placemaking value of the environment, providing a sense of place.
