In 2019 the client Glenveagh homes had been examining new models of higher density own door housing, they engaged with various stakeholders and broad design teams to examine the potential benefits and practical issues around such typologies. Informed by this research, Glenveagh tasked a design team led by Proctor & Matthews Architects with developing a scheme that re-considers the traditional model of housing.

The scheme that developed seeks to provide high quality designs for an own-door housing model, more suited to contemporary lifestyles and sustainable living, that balance the intention of achieving higher densities with high-quality living environment. The vision, to create attractive places where people wish to live and that make efficient use of space whilst providing a strong sense of place.

The concept of clustering dwellings around defined neighbourhood spaces where cars no longer visually dominate, was inspired by the form of historic rural clachans, traditional clusters arranged around focal landscapes. Townscape markers provide public realm legibility and dwelling entrances are clearly defined using innovative materials. The provision of in-curtilage carports as part of the unit design helps to enhance the quality of the streetscape by removing cars from view. Only visitor parking is provided on-street.

The response concluded with a neighbourhood quarter at Tyrrelstown which delivered 69 new homes in a clustered arrangement, to create courtyards, pocket parks and sheltered streetscapes, while providing diversity of private and public open space.

The outcome of the innovative design in conjunction with close attention to detail has culminated in the creation of a distinctly new and contemporary neighbourhood that breaks the mould of the traditional housing estates.

Once the planning permission was secured Doran Cray acting as executive Architects took responsibility for the construction stages, working closely with Proctor Matthews Architects to ensure the original design aspirations were implemented.

 

All dwellings are constructed using highly insulated ICF construction (Insulated Concrete Formwork), incorporate rooftop PV panels and air source heat pumps to achieve an A1 building energy rating.
